PROPERTY OPTIONS

Should I keep my current home as a rental?

Compare realistic cash flow, risk and the effect on your next purchase—not just the mortgage payment.

THE BROKER TEAM · ENRIQUE PELAYO JR.

Build the full expense picture

Consider rent alongside mortgage payments, taxes, insurance, maintenance, vacancies, capital repairs and management. Positive rent minus mortgage is not the same as a profitable rental.

Check the practical constraints

Confirm insurance coverage, any association restrictions and applicable rental requirements before relying on this option. Ask your lender how proposed rental income and the retained mortgage would affect a purchase application.

Compare against selling

Set a keep scenario beside an estimated sale-proceeds scenario and your next-home plan. Enrique can help organize the comparison; a tax professional should evaluate the consequences of your ownership and use history.

This is a starting point for a conversation. Property, financing, tax and legal details need individual review before you act.

How does this apply to you?

Tell Enrique what you’re considering. We can put the relevant options side by side and identify what needs to be confirmed.
