Start with a payment you can sustain and the way you actually live. Compare Seattle homes by ownership type, condition, access and everyday routes. Then investigate the exact parcel and contract before deciding whether the price and terms work for you.
Compare neighborhoods by the life you want to live
Make a shortlist using your own commute, space, accessibility and daily-service needs. Compare addresses in places such as Ballard, Capitol Hill, West Seattle, Beacon Hill, Queen Anne or Northgate without assuming that a neighborhood label tells you the condition, school assignment or value of a particular home. Visit at the times you expect to travel. Seattle’s neighborhood resources can help orient your research; they are not a ranking of the best places to live.
Compare a condo, townhome and detached house on equal terms
Create one worksheet for payment, taxes, insurance, association dues, utilities and maintenance. For shared ownership, investigate reserves, assessments, insurance, rental rules and maintenance responsibilities. A townhome’s appearance does not establish its legal ownership form. Verify that through the title and association documents with the appropriate professionals.
Research permits before relying on extra living space
Seattle’s construction and inspections department provides permit and property research resources. Look for records related to additions, basement conversions or other work you are relying on. Review scope and completion status, and ask the department about gaps. A finished room or an assessor description alone does not establish that your intended use is permitted.
Investigate sewer, drainage and site conditions
Seattle Public Utilities provides side-sewer records and infrastructure maps. Use these to inform questions for qualified inspectors, not as a condition warranty. Ask whether a sewer scope, drainage review or specialist assessment is appropriate for the home. For a shared line, clarify access and maintenance arrangements before assuming repair costs are yours alone.
Check school assignments and your actual trip
Use Seattle Public Schools’ address lookup and confirm enrollment questions with the district. Compare the programs that matter to you using official information. For transit, check current Sound Transit and Metro routes and test the complete trip from the front door; a map distance is not a reliable commute estimate.
Use market evidence at the right scale
Separate Seattle evidence from King County totals. Compare similar ownership types, locations, condition and sale terms over a stated period. Citywide or countywide medians are context, not an appraisal. Before offering or setting a list price, ask which properties buyers can choose now and which comparable homes actually sold.
Plan a Seattle sale around net proceeds and the next move
Gather maintenance and improvement records before choosing preparation work. Compare as-is and repair scenarios using real estimates, selling expenses and your timing. If buying another home, confirm when proceeds become available and how you would handle a delay. A listing that did not sell needs a review of price, presentation, exposure and feedback before a relaunch.
