Snohomish County Real Estate: Cities, Prices and How to Choose
Snohomish County real estate covers waterfront communities, established employment centers, suburban neighborhoods and places farther from the region's busiest corridors. Choosing among them takes more than finding the lowest asking price. Start with the trips you make, the housing responsibilities you want and the cash you need to retain after closing.

Snohomish County real estate: the August snapshot
Reporting period: August 2026, residential homes and condominiums combined. The NWMLS county recap reports a $724,500 median sale price, 2,875 active listings and 3.64 months of inventory. King County's corresponding figures were $845,000, 7,703 active listings and 4.30 months of inventory.

A median describes the midpoint of closed prices, not what every home costs. Months of inventory relates active supply to that month's sales pace; it does not predict your marketing time. Before using the figures to negotiate, narrow the evidence by property type, location and condition.
How it differs from King County
The lower county median does not mean every Snohomish County home is less expensive than every King County home. Waterfront properties, condition and the mix of condos and detached houses can change the comparison. A buyer choosing between individual addresses should use those homes' actual costs rather than assuming the county boundary creates a uniform discount.
Daily travel is often the more useful distinction. Some households need frequent access to central Seattle or Eastside workplaces; others organize their week around Everett or nearby destinations. Test your real schedule. The savings from one purchase can be less meaningful if the location creates travel costs or a routine you cannot maintain.
Edmonds: downtown, waterfront and varied terrain
Edmonds offers a distinct downtown and waterfront setting alongside neighborhoods with different lot sizes and grades. Compare ferry or Sounder access with the route from the home, not just proximity to the terminal. A condo may shift maintenance into dues and association obligations rather than eliminate it. Lynnwood: test the transit connection
Lynnwood can suit a search that prioritizes access to rail, shopping and major roads. But a Lynnwood mailing address covers more than a single commute pattern, and not every home has an easy walk to the station. Compare the complete route and the cost of ownership. Everett: compare condition with the headline price
Everett's search areas include older homes near central neighborhoods and different housing choices farther south. An attractive price can come with systems or exterior work that changes your available cash. Keep repair reserves visible when comparing properties. Mukilteo: location and maintenance belong together
A coastal outlook, Harbour Pointe setting or connection toward Paine Field can each motivate a Mukilteo search. Evaluate those benefits alongside slope, drainage, association costs and the route you actually use. A view and convenient public beach access are separate features. Mountlake Terrace: space, station access and reserves
Mountlake Terrace offers another way to compare established detached homes with attached housing and rail access. Decide what you would pay for a workable station connection and what you would retain for maintenance. Bothell: a city that crosses the county line
Bothell belongs in both county conversations. Confirm whether the parcel is in King or Snohomish County, whether it lies inside city limits and which school attendance area applies. A postal address does not answer all three. The Bothell guide compares downtown, Canyon Park, North Creek and other search areas without treating the county line as a substitute for researching the home.
Other communities to consider
Mill Creek, Marysville, Lake Stevens, Snohomish city, Monroe and Arlington may also belong on your list. Their usefulness depends on where you need to be and the kind of property you want. Before expanding farther north or east, compare a normal week's travel and the work needed at each home. More space is valuable only if its costs and location support your plans.
For any property outside city limits, verify jurisdiction and utilities. If the purchase depends on an additional use, an outbuilding or a future alteration, investigate feasibility before treating that possibility as established value. A broad county search should lead to more specific questions, not fewer.
Turn the county comparison into a decision
Choose two or three areas, then compare homes using a consistent budget: purchase cash, full monthly payment, maintenance and reserves.
