If the next down payment depends on sale proceeds, begin by confirming what you can actually access and when. A sale-first plan can clarify your budget, but it may require temporary housing or an agreed possession arrangement.

Compare two complete plans

Buying first offers flexibility in your search, but overlapping housing expenses and qualification can change the picture. Compare the full cost of each sequence: moving, storage, temporary accommodation, financing and the cash reserve left afterward.
