For residential homes and condominiums combined, the NWMLS August county recap reports a $845,000 median sale price, 7,703 active listings and 4.30 months of inventory. Snohomish County recorded $724,500, 2,875 active listings and 3.64 months of inventory in the same report.

County totals combine markets with different property mixes. The median is not a valuation, and inventory measured against monthly sales is not a promise about time to sell. Use the figures to frame questions, then compare the actual homes competing for the same buyer.

Seattle: neighborhood and property type matter

Seattle searches can turn on small differences in layout, street exposure, parking and access to daily destinations. A townhome and a condo may offer similar interior space but different maintenance and financing questions. Review shared obligations and usable space before choosing by bedroom count. For sellers, define the home's likely alternatives carefully. A broad city price trend may not describe the competition for your building or property type. The condition, available inventory and terms in close comparisons should shape the sale plan.

Decide how you would actually reach a station and whether the return trip works with your schedule. An appealing distance on a map may hide a difficult crossing or an added bus connection. Bellevue: compare monthly obligations, not just price

In Bellevue, a downtown condo and a detached home elsewhere can represent different approaches to space and maintenance. A lower purchase price does not automatically offset an inconvenient routine or a larger maintenance commitment.

Bothell also crosses into King County. If that area interests you, use the Bothell guide and verify the parcel's county and city status. Tax bills, school boundaries and a property's postal name should be checked individually rather than inferred from one another.

How King County differs from Snohomish County

The August medians show different county-level price points, but they do not create a price rule for two specific homes. Property size, condition, land, dues and location can outweigh the county label. Compare the Snohomish County guide with your budget and actual destinations if both counties are possible.

For a household with frequent Seattle or Eastside trips, a more expensive location could reduce some travel burdens. For someone whose week centers farther north, paying that premium might offer little benefit. Test your real routes and calculate the payment and reserves for each property; there is no universal winner.

What to expect from a King County real estate agent

A useful strategy makes the tradeoffs visible. Before offering, compare the complete housing payment, funds to close and likely repairs. Before selling, estimate net proceeds after preparation, payoffs and negotiated expenses. Your representation agreement should explain services and compensation so those costs are part of the plan from the beginning.

Financing knowledge can help identify whether a proposed credit, closing date or purchase sequence is workable.
