Start with a complete estimate

A preliminary net sheet should account for loan payoffs, liens, transaction expenses, agreed compensation, credits and other applicable charges. Confirm the actual figures with the relevant professionals before relying on them.

Include the timing cost

An extra period of ownership can add costs even if a later offer is higher. Compare plausible scenarios and their uncertainty instead of assuming that waiting always improves the outcome.

Plan from the money available

If you are buying next, confirm when proceeds become available and what cash you need before that date. An estimate is a planning tool, not a closing statement or guaranteed result.

Make it practical

  • Use current payoffs for every lien.
  • Itemize agreed compensation and settlement charges.
  • Include applicable taxes, credits and preparation costs.
  • Keep capital gains or income-tax planning separate.
