SELLING
When should a seller reduce the price?
Use current competition and buyer response to decide whether a change is warranted.

Review the evidence
Compare the property to homes buyers can purchase now as well as recent completed sales. Ask what has changed since launch and how showings and feedback compare with the original expectations.
Separate price from other friction
Limited access, incomplete information or photographs that do not explain the space can make the listing harder to evaluate. Review these alongside condition and price before concluding that one change will solve the problem.
Make an intentional adjustment
If the evidence supports a price change, agree on the reasoning, the supporting presentation changes and a review date. Avoid assuming that a particular percentage or day-on-market threshold is right for every home.
Make it practical
- Check new competition since launch.
- Review recurring feedback and showing access.
- Compare actual closed sales with asking prices.
- Set the next evidence-based review date.
Put the dollars beside the decision
Compare the cash needed, ongoing costs and timing under each option. Enrique can help identify which terms deserve negotiation and what needs confirmation from your lender or settlement provider.
This is a starting point for a conversation. Property, financing, tax and legal details need individual review before you act.
How does this apply to you?
Tell Enrique what you’re considering. We can put the relevant options side by side and identify what needs to be confirmed.
