YOUR STUDENT. YOUR HOME. YOUR DAILY ROUTINE.
Best School Districts to Buy a Home in Washington State — 2026
The best school districts in Washington for your move depend on the student, the school pathway and a sustainable housing budget. Test results can prompt useful questions. They cannot describe a child’s classroom experience, program availability or the school day’s fit with your work schedule.
This guide combines official district information with dated state data. Start with two or three places, then investigate assigned schools and programs for specific homes.

How we compare the best school districts in Washington
These twelve districts form an alphabetical comparison shortlist covering regions and housing searches in our city guides. This is not a statewide ranking or a claim that omitted districts are weaker. We assign no stars, grades or composite scores.

Assessment columns use OSPI’s 2025–26 district data: All Students, All Grades, General/Smarter Balanced (SBAC). Achievement is tested students reaching Levels 3–4 in English language arts or mathematics. “All Grades” means assessed grades, not all K–12 students. We use district aggregates directly without adding separate Alternate/AIM rows.
OSPI’s September 2026 reporting change changed the denominator from students expected to test to those tested. Read participation beside achievement: Bellingham, Edmonds and Tacoma are below 95% in both subjects shown. Check denominators before comparing older saved percentages.
Graduation uses 2024–25 four-year adjusted-cohort results: graduates divided by the adjusted cohort. This is a different period and population. No selected outcome cell is suppressed; unavailable values are never estimated. Results are rounded to one decimal place.
District averages combine different school experiences. Compare them with the student’s interests, supports and program access. Official links explain enrollment; the separate housing figures describe city markets, not district boundaries.

Twelve districts to explore, in alphabetical order
Housing figures below are city medians for all home types, three months ending August 2026, checked October 6. They do not describe school-district boundaries.
BELLEVUE HOME SEARCH
Bellevue School District
Bellevue’s language-program directory includes Spanish and Mandarin pathways alongside other world languages. For bilingual education, examine entry grades, applications and continuation before making a campus the reason to buy.
Plan the school-day routine
The district’s feeder table connects Somerset and Newport Heights to Tyee Middle and Newport High; other elementary areas have split routes. A Bellevue search can involve different secondary pathways. Compare the complete sequence and transportation, then weigh condition, location and ownership costs in the city guide. Include the next grade transition in the plan. Check the route during ordinary school-day traffic.
BELLINGHAM HOME SEARCH
Bellingham Public Schools
Bellingham’s IB directory identifies authorized Primary Years programmes at Birchwood, Columbia and Roosevelt, among other elementary schools. It separately identifies candidate schools. An elementary programme does not promise a later IB Diploma pathway.
Plan the school-day routine
Options High School has its own application process. Compare it with the assigned high school, including credits already earned and the graduation plan. Include activities and any sibling’s campus in transportation planning. Ask how current coursework or support arrangements would transfer, so the school transition and move can be coordinated. Include time to reconnect with established activities.
EDMONDS HOME SEARCH
Edmonds School District
Edmonds offers International Baccalaureate at Edmonds-Woodway and the STEM program at Mountlake Terrace, whose pathways include aerospace, biotechnology and computer science. Investigate course sequences and entry requirements instead of treating a program name as a districtwide rating.
Plan the school-day routine
Across Edmonds, Lynnwood, Brier and Mountlake Terrace, keep the neighborhood assignment separate from requested program placement. Your comparison may favor a shorter school trip, a different course plan or more room in the housing budget. Confirm transportation, applications and scheduling for the individual student before making an offer. Request the course map for the intended year.
EVERETT HOME SEARCH
Everett Public Schools
Everett’s Signature STEM programs place healthcare at Everett High, aerospace and automotive study at Cascade, and Cisco networking at Jackson. Daytime transportation serves participants studying away from their home high school. The nearest campus is therefore only part of the program picture.
Plan the school-day routine
The district says 2026–27 preregistration has closed and new registrations go to a waitlist. Ask a counselor about the next realistic entry point. Separate attendance assignment from program travel, and compare your move date with registration. Our Everett guide explains the distinct local district pathways. Clarify how participation fits remaining graduation requirements.
ISSAQUAH HOME SEARCH
Issaquah School District
Issaquah’s secondary overview identifies Issaquah, Liberty and Skyline as comprehensive high schools, with Gibson Ek as an additional model. Gibson Ek uses projects and internships in personalized learning. Investigate whether that format fits the student’s preferences and goals.
Plan the school-day routine
For a conventional course sequence, review the assigned school’s catalog and prerequisites. Ask which courses can continue after a midyear move and how off-campus transportation works. Keep city and district searches in separate columns, matching them at the property address while comparing full housing costs and commutes. Include internship travel when comparing daily schedules.
REDMOND HOME SEARCH
Lake Washington School District
Lake Washington’s choice directory includes Tesla STEM and other distinct instructional models. Students apply, and enrollment is limited. Buying near a choice campus should be evaluated separately from ordinary attendance assignment and application results.
Plan the school-day routine
Start a Redmond-area comparison with the neighborhood pathway, adding a separate line for a hoped-for program. Review deadlines, transportation, extracurricular arrangements and a fallback if space is unavailable. Weigh the home’s cost and location against those plans. Districtwide assessment results cannot identify which learning setting will work best for an individual student. Ask how waitlists work after a move.
MUKILTEO HOME SEARCH
Mukilteo School District
Mukilteo’s attendance maps show elementary, middle and high-school areas plus a Harbour Pointe/Kamiak spot-boundary adjustment. Read the layers together: a middle-school name does not always settle the high-school assignment.
Plan the school-day routine
Kamiak’s academic resources include Advanced Placement, College in the High School and Running Start. Compare courses and prerequisites with the student’s interests. Account for ferries, work travel and activities where relevant. Our city guide adds sourced pathway detail. Confirm the address and enrollment year with district staff before treating a school sequence as part of your purchase plan. Compare the school-day route with evening commitments.
BOTHELL HOME SEARCH
Northshore School District
Northshore’s choice directory identifies Spanish dual-language learning at Woodin Elementary, International Baccalaureate at Inglemoor, and Innovation Lab High School. Compare each pathway’s continuation, entry rules and graduation plan.
Plan the school-day routine
For Bothell-area homes, list assigned schools separately from requested choice placement. Ask how a midyear move affects deadlines and transportation. Innovation Lab describes dual-credit opportunities through College in the High School and Running Start. Discuss readiness and scheduling with staff, then assess the homes that make the full week manageable. Program availability and a workable housing budget both belong in the decision. Consider siblings’ schedules alongside the teenager’s options.
OLYMPIA HOME SEARCH
Olympia School District
Olympia’s program directory includes Lincoln Options, Olympia Regional Learning Academy and Avanti. Avanti uses interdisciplinary projects and mastery-based learning. These differences in format deserve investigation beyond a single assessment percentage.
Plan the school-day routine
Ask how the student would demonstrate progress, receive support and work toward graduation in the proposed program. Compare it with the home’s neighborhood assignment. Test the weekday routine, including work and transportation. Our Olympia guide supplies housing context; district and school staff should confirm enrollment arrangements and the transition plan before you coordinate school and closing dates. Ask what a typical learning week involves.
SHORELINE HOME SEARCH
Shoreline School District
Shoreline’s Spanish-English pathway runs through Briarcrest Elementary, Kellogg Middle and Shorecrest High. Review entry priorities and available spaces separately; every address does not automatically provide program access.
Plan the school-day routine
The boundary page organizes ordinary secondary assignments around I-5: Einstein and Shorewood west, Kellogg and Shorecrest east. This is a useful starting comparison for homes on opposite sides. Add elementary assignment, enrollment timing and activity travel. Then compare homes for both the student’s plan and the household’s payment comfort, with program requests clearly distinguished from confirmed assignments. Check the next grade transition as well.
SPOKANE HOME SEARCH
Spokane Public Schools
Spokane’s 2026–27 overview lists Spokane Public Montessori, Odyssey at Libby and Ruben Trejo Dual Language Academy among schools using its choice application. NEWTech Prep and several other programs use different enrollment methods. Identify the specific process rather than assuming one application covers everything.
Plan the school-day routine
For relocation, ask about start dates, records and courses before planning closing around an expected placement. Keep the neighborhood route separate. Our Spokane guide frames the property search, with vetted local referral partners adding local knowledge. Districtwide data supplies context; the student’s daily experience needs closer investigation. Review remaining credits before finalizing a timeline.
TACOMA HOME SEARCH
Tacoma Public Schools
Tacoma options include the School of the Arts, Science and Math Institute, and School of Industrial Design, Engineering and Art. Its choice-enrollment page explains applications outside neighborhood assignments. Explore these settings when the student’s interests point toward artistic or technical study.
Plan the school-day routine
Also compare the neighborhood school’s courses and support. Choice placement depends on capacity and program availability; an application is not assurance. Separate housing costs from the time and expense of reaching a requested campus. Keep the property shortlist workable while enrollment decisions are pending. Discuss both the opportunity and the transportation.
Six more districts worth exploring
These additional districts widen the geographic and program comparison. “Honorable mention” is not a lower score, and these profiles are not ordered by performance. Their shorter treatment reflects the scope of this guide.
Evergreen Public Schools
Henrietta Lacks Health and Bioscience High School provides a specific healthcare and science setting to investigate. Review its admissions process separately from a Vancouver-area home’s assigned school pathway.
Explore Vancouver homes ↗Pasco School District
Pasco’s dual-language information explains Spanish-English learning and its instructional model. Ask about the student’s entry grade and continuation route while comparing the separate Tri-Cities housing markets.
Explore Tri-Cities homes ↗Richland School District
Delta High School is an option to investigate alongside Richland’s neighborhood schools. Its application information addresses students from Richland, Kennewick and Pasco; proximity alone does not establish a place.
Explore Tri-Cities homes ↗Snoqualmie Valley School District
The district’s career and technical directory includes agriculture, health science, business and technical fields. Compare course sequences and travel alongside a valley-area home search, using the district’s actual boundary.
Explore the King County guide ↗Vancouver Public Schools
Vancouver School of Arts and Academics is a grades 6–12 choice school. Investigate its annual application process and arts-integrated curriculum separately from the assigned schools for a prospective property.
Explore Vancouver homes ↗Yakima School District
Yakima’s dual-language page describes its bilingual program and current long-term planning. Confirm the intended grade’s offering directly, then compare the student’s needs with housing choices in our Yakima guide.
Explore Yakima homes ↗School boundaries and home values: keep the comparison honest
These city snapshots describe completed sales across all home types for the labeled period. They are not district medians or a measure of an attendance assignment’s value. Size, condition, location and the sales mix differ between markets.
A higher median does not establish a school-price premium or guarantee appreciation. Compare similar homes near the relevant boundary, full ownership costs and remaining reserves. The home-tour scorecard records property tradeoffs alongside school questions.
Turn the school research into a three-home comparison
For three real addresses, record the assigned school pathway, program or support questions, transportation and full housing budget. List requested choice placement separately from confirmed assignment.
Contact enrollment staff for the intended year, then ask the school about courses, supports, childcare and activities. Confirm the documents and dates that affect the move. A visit can reveal practical differences absent from districtwide data.
Bring remaining property questions to Enrique. We can compare homes, organize dates and identify missing district answers. Statewide referral partners add local property knowledge. You decide which educational setting and housing tradeoffs fit your household.

Questions about schools and buying a Washington home
Which district is best for my child?
Start with the student’s needs and assigned schools. Compare courses, supports, enrollment rules and transportation. A districtwide percentage provides context, not an individual prediction.
Does a city name tell me which district serves a home?
No. Municipal, mailing and district boundaries differ. Use the full address in the district locator and confirm all three school levels for the intended year.
Does buying near a choice school guarantee admission?
No. Applications, eligibility, priorities or lotteries may apply. Confirm the program’s requirements before treating it as part of a home’s school pathway.
Are the home prices in this guide district medians?
No. They are dated city-market sale medians used for broad housing context. A district may cover parts of multiple cities, and a city may contain multiple districts.
Should I stretch my budget for a higher test percentage?
Compare the full tradeoff first: payment, reserves, transportation and the school experience your student needs. This guide does not establish that paying more buys a better outcome or future resale gain.
Can Enrique help with a move outside King or Snohomish?
Yes. The Broker Team is based in Edmonds, with direct service focused on King and Snohomish counties and vetted local referral partners elsewhere in Washington. We can organize the housing questions in English or Spanish.

Bring the addresses. We’ll help organize the decision.
Send Enrique two or three homes, your timeline and school questions. We can compare housing costs and next steps while you confirm enrollment. Call or text 206-861-5626, or book a conversation. English and Spanish are welcome.
