The answer starts with what the move needs to accomplish

A new address might solve a space problem, simplify upkeep or make a daily trip easier. It can also change your monthly costs, cash reserves and responsibilities. Before choosing a property or a listing date, identify the outcome you want and the commitments you can comfortably carry.

Separate equity from money you can use

Estimated equity is not the same as cash available for a down payment. Sale proceeds depend on the actual price, payoffs and transaction expenses. Financing against an existing property depends on lender approval and terms. Compare both the expected result and a less favorable outcome before relying on either.

Plan the gap between homes

Closing dates may not line up. Compare temporary housing, storage, an agreed post-closing occupancy arrangement and carrying two properties. Do not assume one is always cheapest. Any occupancy arrangement needs agreement on dates, costs, insurance and responsibilities, alongside the lender’s requirements.

Use market information at the right level

A county median helps establish context; it does not price a particular home. Compare the same property type, location and relevant time period. Choose a broker by the plan and the conversation

Ask who will handle your transaction, how the proposed price or offer is supported, how you will communicate and what happens if the first plan does not work. Ask for relevant experience and references, and understand the services, compensation and terms before agreeing to representation.

Questions before your next move

Should I sell before buying another home?

Start with a sale-first plan if your next purchase depends on the proceeds. Compare it with any buy-first option your lender confirms, including overlap costs, reserves and a fallback if the sale takes longer. Neither sequence is right for every household.

Should I keep my home as a rental?

Compare realistic rent with all ownership expenses, vacancy, management and future repairs. Then assess financing, available cash, association restrictions and your willingness to manage the property. Positive cash flow alone does not settle the decision.

What should I do if my home did not sell?

Review the complete campaign: showing access, feedback, presentation, price, competing properties and offers. Identify what the evidence supports changing before relisting. A missed sale does not establish a single cause or prove that a previous agent was at fault.

What should I bring to the first conversation?

Bring your goals, timing, approximate mortgage balance, expected moving budget and questions. Initial estimates are enough to organize the discussion; sensitive account details and loan documents should not be entered in the website forms.
